This Days Inn is a beautifully renovated 56-key (51 currently rentable), 3-story interior hotel in southwestern PA. Opened in 1992, its prime location is immediately off an exit of a very busy interstate with high traffic volume. Numerous demand drivers are nearby, including the Flight 93 National Memorial. Shopping, restaurants and other points of interest are within a short drive.

The seller converted it from an EconoLodge to Days Inn in September 2021. They completed over $300K of renovations in 2021 and 2022. Seller anticipates a minimal routine Buyer PIP. Revenue continues to increase since rebranding.

The July STR report shows that it is consistently leading the comp set both YTD and T-12. August 2023 YTD revenue was $523.5K, being $129K ahead of 2022 same period. Seller projects  YE revenue to be $800K.

There are also 2 large, renovated apartments included for manager and staff. The 5 rooms being utilized for the 2 apartments and storage are easily convertible to rentable rooms.
